How to sell your house

Everybody who’s paying attention to the real estate industry knows that now is the time to sell. Inventory is low, buyers are motivated and the opportunities are out there.

For people who are thinking of selling, here are some beginning steps to get you started and give yourself the best chance of success. 

How to sell your house 

  1. First, it won’t come as a surprise that we think finding a reputable, skilled and experienced Realtor is the first important step in this process. Sure, some people can do a For Sale By Owner deal but for the vast majority, it is worthwhile to have someone in your corner who knows more than you do. The laws governing real estate are complicated, and a Realtor is trained and licensed to know how to handle any scenario. The guidance and advice you get from a Realtor can save you untold anxiety, uncertainty and missteps in the long run. 

  2. Price your home to sell - and here’s where that experienced Realtor comes in. After the agent does a market analysis, listen to what she says when she’s advising on how to price your house. Try to leave emotion out of it, and make the smartest decision you can.

  3. Set a timeline. You’re probably also looking for a house at the same time, so keep your eye on the ball and follow your agent’s advice on what you must do to get your house ready and what you *may* do if time permits. Don’t get bogged down!

  4. Hire an inspector. Or not! Most people who buy a home hire an inspector to look at the home they’re buying, but a seller can do the same thing to get an idea of what might get flagged down the line. If it’s in your budget and you have the time for it, it’s something to think about. 

  5. Put the finishing touches on your house. Before the house officially goes on the market, you need to make it shine from top to bottom. Consider this: every time a potential buyer walks into your house, it’s like a job interview. You want to put your best foot forward! Your realtor (and possibly your inspector) will give you tips on what should be done, but you want your house to look and smell its very best when people come to tour.
